For millions of Nigerians, especially residents of bustling urban centres like Lagos, Abuja and Port Harcourt, the dream of decent accommodation is fast turning into a nightmare.

What used to be a routine financial obligation has now become a crushing burden, swallowing incomes, destabilising families, and forcing many into overcrowded and unsafe living conditions. Across social classes, from fresh graduates and artisans to middle-income earners and small business owners, the story remains the same: rent has become painfully unaffordable.

In many parts of Lagos, a modest one-bedroom apartment now costs between ₦1.5 million and ₦3 million yearly, excluding agency, agreement, caution, and legal fees that often push the total cost far beyond the reach of average earners. For many Nigerians earning modest salaries, securing accommodation has become a battle for survival.

Stakeholders who spoke on the development described the situation as a national emergency requiring urgent and deliberate government intervention.

A communications strategist, Abiodun Yakubu, lamented that the crisis has become unbearable for ordinary Nigerians.

“The cost of house rent particularly in Lagos has become unbearably high, especially when you consider that the income of the average worker is nowhere near enough to match this rising cost of rent,” he said.

Yakubu decried the excessive charges attached to tenancy arrangements, noting that legal fees, caution fees, and agent charges sometimes exceed the rent itself.

“What should be a basic necessity has gradually become a financial burden many people can barely survive. Sadly, there appears to be little or no regulation of the housing rental sector, and this is allowing exploitative practices to thrive unchecked,” he added.

For Precious Nnenna Okon, a journalist, the situation has moved beyond frustration into a full-blown crisis.

“At this point, the situation is no longer just frustrating; it has become a full-blown crisis that deserves urgent government attention,” she said.

However, some industry experts insist that landlords and developers are also victims of Nigeria’s harsh economic realities.

A realtor, Dr Charles Oniye, explained that rising inflation and the soaring cost of building materials have significantly affected housing development.

“In today’s market, rising construction material costs are a key factor shaping commercial real estate development. Existing property owners adjusting rents are responding to broader economic shifts, including inflation, increased material expenses, and the overall cost of living in the region,” he stated.

Arbitrary Rent Increases Intensify Urban Housing Pressure

According to him, current rental levels reflect broader macroeconomic realities rather than arbitrary decisions by landlords.

Yet, for many Nigerians, the explanations offer little comfort as salaries remain stagnant while the cost of living continues to soar.

Human rights advocate, Susan Kelechi, described the housing crisis as not only an economic problem but also a growing social challenge affecting the dignity and mental wellbeing of citizens.

“The rising cost of house rent in Nigeria has gone beyond an economic issue; it is now a major social challenge affecting the quality of life, mental well-being, productivity, and dignity of millions of people,” she said.

She warned that vulnerable groups including young people, women-led households, retirees, and persons with disabilities are among the worst hit.

“The burden of annual rent demands and excessive agency or legal fees continues to increase financial pressure on already vulnerable households,” she added.

Entrepreneur Kehinde Oladimeji said the situation is making it increasingly difficult for young Nigerians to build stable futures.

“In many cities, a single month’s rent now exceeds what fresh graduates and entry-level workers earn in a month. That means most people cannot pay upfront unless they rely on family support or save for several months,” he said.

According to him, many working-class Nigerians are now forced into shared apartments, overcrowded spaces, or distant communities far away from their workplaces.

“This isn’t sustainable if we want people to build stable lives and contribute meaningfully to the economy,” he stressed.

Several stakeholders blamed weak regulation and poor government policies for worsening the crisis.

Journalist Manoah Kikekon argued that inflation and the absence of effective price control mechanisms have allowed exploitation to thrive.

“Nigerians are fond of taking advantage of every challenge we have in the country. Even when things are not really bad, they inflate rates. If Nigeria was a working society, government should regulate that,” he said.

Communications expert Olutayo Irantitola also noted that the housing sector has become disconnected from the economic realities of average citizens.

“The rate of house rent in Lagos and across the country cannot be justified any longer. It has reached a point where young people cannot even start an independent life, let alone settle down,” he lamented.

For entrepreneur Stephanie Agbaje, the government itself has contributed heavily to the crisis.

“When there are no more low-cost housing schemes and government estates are sold at outrageous prices, why won’t private houses become expensive too? The government is at fault,” she stated.

Legal practitioner Evans Ufeli identified population growth, housing shortages, rising financing costs, and restrictive urban development systems as key drivers of the crisis.

“The high cost of house rent today reflects a mix of supply-demand imbalances, rising construction and financing costs, and broader economic factors,” he said.

Ufeli advocated policy reforms such as affordable housing incentives, tenant protection laws, housing subsidies, and improved urban planning.

Similarly, the publisher of Primetimereports, Naomi Onome said rapid urban migration and weak regulation have worsened pressure on available housing stock.

“The social consequences are severe. Many families face overcrowded living conditions or are pushed to less desirable areas, increasing costs and lowering quality of life,” she noted.

Some Nigerians, however, described the crisis in stronger terms.

Peter David, a customer service representative, described the soaring rent situation as “nothing short of exploitation.”

“Housing is a fundamental necessity, yet landlords and property owners often inflate prices far beyond what is fair, forcing families to sacrifice basic needs just to keep a roof overhead,” he said.

Entrepreneur Anthony Abakporo also accused authorities of failing to protect citizens from what he described as deliberate extortion in the housing sector.

“We need a country where law and order is sacrosanct. There we shall create a good system that controls rent and other overpriced basic needs of citizens,” he said.

Journalist Blessed Frank warned that Nigerians now spend over 70 per cent of their annual income on accommodation alone.

“This grim reality means Nigerians are now forced to spend upwards of 70% of their annual income to keep a roof over their heads, completely wiping out their purchasing power and capacity to save,” he lamented.

He also criticised the practice of demanding one to two years’ rent upfront, describing it as exploitative and unsustainable.

Meanwhile, entrepreneur Endurance Osibanjo linked the worsening housing situation to inflation, insecurity, fuel subsidy removal, and rising migration into urban centres.

“Insecurity in rural areas has forced many people into cities, thereby increasing pressure on housing,” he explained.

Awodoyin Ifelodun, another entrepreneur, said the burden of agency and agreement fees has made housing almost impossible for low-income earners.

“The high cost of house rent in Nigeria is becoming unbearable for many families. Beyond the rent itself, agent and agreement fees often double the total cost,” he said.

As the crisis deepens, experts insist that housing can no longer be treated as a luxury or left entirely to market forces.

For many Nigerians, the fear is no longer just about rising rent, but about the growing possibility of being priced out of decent living entirely.

Stakeholders are therefore calling for urgent government action through affordable housing schemes, rent regulation policies, urban planning reforms, housing finance support, and stricter monitoring of exploitative charges in the property sector.

Until then, millions of Nigerians may continue to live under the crushing weight of a housing crisis that shows no sign of slowing down.
